the design and construction of new domestic premises or the extension/ renovation/ conversion of an existing house. The various
components of a domestic works service typically include:
Work Stage 1 - INITIAL DESIGN
- taking client instructions, including site visit and assisting client to identify and define their requirements
- general advice on planning, timetable for the project and discussion of various design options
- preparation and presentation of sketch design, gaining client approval for the outline proposals
Work Stage 2 - DEVELOPED DESIGN- develop
the design for the project, taking into consideration the brief, the
site and discussions with the client regarding the outline proposals
- present the developed proposals to the client, discuss its implications and provide further advice on project cost and timescale
- preparing and submitting application for planning permission, if required
Work Stage 3 - DETAILED DESIGN
- preparation of drawings suitable for construction purposes
- advising client on standard forms of building contract and explaining client obligations thereunder
- advising client on tender process and arranging for building contract to be signed by the selected contractor
Work Stage 4 - CONSTRUCTION
- inspecting the ongoing work on site and generally administering the terms of the building contract
- preparing and providing further information as required for construction
- issuing certificates of payment and providing opinions of compliance with planning permission and building regulations
