Domestic Works
involves the design and construction of new domestic premises or the extension/ renovation/ conversion of an existing house. The various components of a domestic works service typically include:

Work Stage 1 - INITIAL DESIGN

taking client instructions, including site visit and assisting client to identify and define their requirements
general advice on planning, timetable for the project and discussion of various design options
preparation and presentation of sketch design, gaining client approval for the outline proposals

Work Stage 2 - DEVELOPED DESIGN

develop the design for the project, taking into consideration the brief, the site and discussions with the client regarding the outline proposals
present the developed proposals to the client, discuss its implications and provide further advice on project cost and timescale
preparing and submitting application for planning permission, if required

Work Stage 3 - DETAILED DESIGN

preparation of drawings suitable for construction purposes
advising client on standard forms of building contract and explaining client obligations thereunder
advising client on tender process and arranging for building contract to be signed by the selected contractor

Work Stage 4 - CONSTRUCTION

inspecting the ongoing work on site and generally administering the terms of the building contract
preparing and providing further information as required for construction
issuing certificates of payment and providing opinions of compliance with planning permission and building regulations
